ACS median gross rent is $2,003 across all occupied rental units — studios through large apartments mixed together, not a live 1-bed or 2-bed quote.
That is 20% of median household income — under the 30% HUD cost-burden line. A household at this area’s median income ($121K) could “afford” about $3,032 a month at 30% of gross pay.
78% of households rent. Median home value is $788,200.
HUD treats 30% of gross household income as the cost-burden line. We do not split ACS median rent into 1-bed vs 2-bed — that table is all occupied rental units. Method.

What it is like to live here, beyond the scores.
Jefferson Park is small, new, and central: stacks on the Platte’s edge with downtown in the windshield. It does not have Highland’s Victorian depth or Union Station’s train hall. It has a shorter walk to the core than most of northwest Denver and a housing stock that is mostly this century.
Fewer trees, more construction, a skyline that feels earned. Good for renters who work downtown and do not need a commercial strip named after a local hero. Compare to Speer for a similar “between things” geography on the other side of the core.
