Boston neighborhoods with median rent under $2,500

Every official Boston planning neighborhoods whose ACS median rent still sits at or under $2,500. Then we rank what’s left. A median is not this week’s one-bedroom.

First we drop every official planning neighborhood whose ACS median rent is over $2,500. Then we rank what is left like the walkable list. The cut is five years of survey mixed across unit sizes — not the one-bedroom in the window.

Dorchester

$2K median rent

The largest official neighborhood in the set. Dot Ave, Savin Hill, Fields Corner, and Ashmont are searches inside one BPDA line. A median here hides a lot of different 10 p.m.s.

Eastie: the airport, the water taxi, and streets that still feel like a neighborhood that was not supposed to get this expensive. Maverick and Orient Heights are the T stops.

Downtown

Downtown Crossing, the Common’s other edge, Chinatown and the Leather District as search terms. Walk maxes out. Part I is padded by people who do not sleep here.

Beacon Hill

$2K median rent

Gas lamps, brick, and a hill that actually is a hill. Charles Street is the errand. The Common is the lawn. Quieter than Back Bay, tighter than it looks on a map.

Brighton

The western end of the same student river as Allston, with more two-families. Cleveland Circle and Oak Square are the searches. You will ride the B or C more than you walk downtown.

Dudley, Nubian Square, and a lot of city history in one official line. New infill sits next to older streets. Weight the numbers honestly; do not skip the page.

West Roxbury

$2K median rent

The most house-like official neighborhood in this Boston set. Centre Street, lawns, and a drive to almost every night that is not a pizza. Weight family and safety.

JP: the Pond, Centre Street, and the first stop for people who want a porch without leaving the city line. The Southwest Corridor is the spine.

Allston

$2K median rent

Harvard Ave and Brighton Ave are the night. Students, late buses, and a rent that still undercuts Back Bay. Brookline is the next city over, not this official polygon.

The Navy Yard, the monument, and a peninsula that still feels slightly separate. The bridge is the commute. Family streets sit two blocks off the tourist path.

Common questions

Same list, said in questions. The numbers are in the table.

What does this Boston ranking actually measure?

Who still has an ACS median rent at or under $2,500, then who walks better among those. It is not a list of apartments you can rent tonight.

Why is Dorchester #1?

Dorchester survives the $2,500 ACS cut at $1,812 and then ranks on walk (100 vs 65 in East Boston). East Boston is $1,918 — still under the line.

How is this different from the walkable list?

Same errand weights as the walkable list, then a hard cut at $2,500 ACS median rent. If the median is over the line, the area never shows up — even if it walks well.

Why isn't South Boston on this list?

South Boston never enters. ACS median rent is $2,628, over the $2,500 line, so the ranking never sees it. That line is a survey median, not this week’s asking rent.

Can I compare a Boston score to another city?

No. Hyde Park in Austin is not Hyde Park in Chicago. A 72 here is a rank inside this city’s official planning neighborhoods, not a grade you can carry across a state line.

What does rent mean on this list?

ACS median gross rent among these 10 areas runs $1,278 to $2,492. Five-year survey, studios through large apartments mixed together — not a listing you can message tonight.

Everyone sees this order so the list is arguable. Set your own weights · Method.
