Overlapping 5-year ACS windows (B25064), not asking rent. Census does not publish a rent series for each official neighborhood, so the line is the city place. The dashed mark is this area’s ACS 2024 median.

HUD treats 30% of income as the cost-burden line. We do not split ACS rent into 1-bed vs 2-bed. Method.

On the ground

What it is like to live here, beyond the scores.

Five Points is the official statistical neighborhood; RiNo is the brand people search. Zillow notes the “Harlem of the West” jazz history under the murals and breweries. 5280 scored the X factor extremely high and safety extremely low — nightlife first, groceries second, property crime following the taprooms.

Curtis Park’s Victorian streets and the industrial RiNo edge are not the same night. Walk the neighborhood at 10 a.m. and at 10 p.m. before you sign. Great if your life is galleries and beer. Weight safety honestly; the per-1k numbers are doing real work here.

Compiled from Zillow neighborhood guides, 5280 Magazine, Chicago and San Francisco resident guides, Mpls With Love, Eastside LA reporting, Seattle Times coverage, and local writing, 2025–2026. Editorial — not part of the fit score.
