ACS median gross rent is $1,681 across all occupied rental units — studios through large apartments mixed together, not a live 1-bed or 2-bed quote.
That is 21% of median household income — under the 30% HUD cost-burden line. A household at this area’s median income ($95K) could “afford” about $2,379 a month at 30% of gross pay.
70% of households rent. Median home value is $949,700.
HUD treats 30% of gross household income as the cost-burden line. We do not split ACS median rent into 1-bed vs 2-bed — that table is all occupied rental units. Method.

What it is like to live here, beyond the scores.
Hyde Park is one of Austin’s oldest streetcar suburbs, and it still reads that way: Victorian and Craftsman houses, wide sidewalks, and a grid that predates the highway. Zillow’s 2026 neighborhood guide calls out Shipe Park as the neighborhood living room — movie nights, basketball, the pool in summer. People who want central without Rainey Street noise tend to land here first.
Groceries and cafes sit on the Guadalupe and 43rd Street edges, so daily errands can stay on foot. UT is a short ride south, which leaks students onto Hancock next door more than onto these porches. The tradeoff is price: the historic stock is no longer a bargain, and weekend traffic on Guadalupe is real. Weight walk and schools high, nightlife low.
