ACS median gross rent is $2,015 across all occupied rental units — studios through large apartments mixed together, not a live 1-bed or 2-bed quote.
That is 22% of median household income — under the 30% HUD cost-burden line. A household at this area’s median income ($112K) could “afford” about $2,789 a month at 30% of gross pay.
54% of households rent. Median home value is $702,959.
HUD treats 30% of gross household income as the cost-burden line. We do not split ACS median rent into 1-bed vs 2-bed — that table is all occupied rental units. Method.

A grocery run on foot is possible; some trips will still need a ride. Parks are close — 43 mapped parks in that radius. Transit is dense (28 stops or stations).
4 cafes and 34 restaurants make this one of the busier food pockets in the Austin set.

What it is like to live here, beyond the scores.
Mueller is a master-planned town on the old municipal airport: alleys, a lake loop, a grocery at the center, and a farmers market that actually functions as one. Zillow flags it for families because of that layout and nearby schools such as Kealing and McCallum. The housing is new on purpose — denser than Allandale, more organized than East Cesar Chavez.
Walkability is the pitch, and inside the loop it holds. The edges still dump you onto Airport Boulevard and I-35. If you want a neighborhood that was designed rather than discovered, this is the one. If you want 1920s bungalows and a weird commercial strip, look at Hyde Park or North Loop instead.
